<p>After several months of mum fundraising and planning, the Exploratorium released details on its new $300 million facility at Pier 15 on Thursday.</p>
<p>The museum, which opened at the Palace of Fine Arts nearly 44 years ago, has been working towards the move for years. And with $250 million raised&#8211;80 percent of its goal&#8211;plans are finally coming to fruition.</p>
<p>The museum will open on April 17, 2013 in its 300,000-square-foot new waterfront home. The opening will feature 600 exhibits, 150 of which will be new, including installations designed to take advantage of the museum&#8217;s new indoor-outdoor space.</p>
<p>&#8220;The opening date is set and we are grateful to all those who have supported us in making this move possible,&#8221; said Exploratorium Executive Director Dennis M. Bartels in a release. &#8220;The scale of our new home on Pier 15 will not only allow us to welcome a magnitude of new visitors, but also broaden our impact around the world by developing new experiences that make science accessible to all; learning environments that inspire creative and critical thinking; and methods of teaching that excite students, educators and adults alike.&#8221;</p>
<p>The current museum at the Palace of Fine Arts will remain open until January 2, and will then close for the move. Fortunately, the new museum&#8217;s April opening date will come just in time for the <a href="http://www.sfexaminer.com/local/2012/06/san-francisco-museum-modern-art-closing-expansion" target="_hplink">SFMOMA&#8217;s three-year renovation closure this June</a>. (Otherwise, good lord, what would museumgoers do with themselves?)</p>
<p>The Exploratorium also announced some new board members: former Director of Technology at Google Craig Silverstein and PG&amp;E Chairman, President and CEO Anthony F. Earley Jr.</p>

<p>The seasonally adjusted annual pace of new single-family home sales in the U.S. ticked up to <a href="http://www.census.gov/construction/nrs/pdf/newressales.pdf" target="blank">389,000 in September</a>, up 5.7 percent from <a href="http://www.socketsite.com/archives/2012/09/new_us_home_sales_slip_in_august_but_remain_up_277_yoy.html">a revised rate of 368,000 in August</a> and up 27.1 percent versus the 306,000 pace recorded in September of last year, an all-time low.</p>
<p>Annual new home sales in the U.S. have averaged 667,000 since 1963, peaking at 1,283,000 in 2005.</p>
<p>Preliminary U.S. new home sales (versus pace) in September were estimated to be 31,000 (give or take 7 percent), unchanged from August and up from a record September low of 24,000 last year. September sales peaked in 2005 with 99,000 new homes sold.</p>
<p>To keep up, San Francisco has a number of new projects in the works along the Octavia Corridor, part of The Market and Octavia neighborhood plan, and are continuing to make progress. San Francisco has long been excited about the city’s redevelopment plan for the area of Hayes Valley around Octavia Street and Market, which is one of the first places people see as they come off freeways into the city. Some gorgeous new buildings are going up along the Octavia corridor, offering residential and retail units as well as public improvements and green space.</p>

<p>Recorded home sales volume in San Francisco rose 23.3% on a year-over-year basis last month (492 recorded sales in September 2012 versus 399 sales in September 2011) but fell 21.3% as compared to <a href="http://www.socketsite.com/archives/2012/09/recorded_san_francisco_sales_up_291_in_august_yearovery.html">the month prior</a>, twice the average August to September seasonal drop of 9.8% recorded over the past eight years.</p>
<p>An average of 532 San Francisco homes have sold in September since 2004 when recorded sales volume hit at 763. And while sales volume in San Francisco this past August was the strongest since 2006, September sales volume was eight percent less than in 2009.</p>
<p>San Francisco&#8217;s <a href="http://www.socketsite.com/archives/2009/11/medians_are_up_but_dont_confuse_that_with_increasing_pr.html">median sales price</a> in September was $745,000, up 21.4% on a year-over-year basis, up 6.4% as compared to August.</p>
<p>For the greater Bay Area, recorded sales volume in September was up 1.5% on a year-over-year basis, down 20.2% from the month prior (6,850 recorded sales in September &#8217;12 versus 6,749 in September ’11 and 8,579 in August &#8217;12) with a recorded median sales price which was up 17.5% year-over-year, up 4.6% month-over-month.</p>
<blockquote><p>An August-to-September sales decline is normal for the season, although last month’s drop was exaggerated because the month started and ended with a weekend and had fewer business days. Sales for the month of September have varied from 5,014 in 2007 to 13,343 in 2003, while the average for all months of September since 1988, when DataQuick’s statistics start, is 8,572.</p></blockquote>
<blockquote><p>Home flipping has picked up this year. The number of Bay Area homes that sold twice on the open market within a six-month period rose to 3.9 percent of all homes sold in September. That was up from a flipping rate of 3.6 percent in August and up from 2.7 percent a year earlier.</p></blockquote>
<p>At the extremes, San Francisco recorded the greatest increase in Bay Area sales volume while Solano recorded an 11.4% decrease (a loss of 69 transactions) on a 2.6% increase in median sales price, the lowest in the Bay Area. The median sales price increased 27.0% in Contra Costa with a nominal 0.6% increase in sales volume.</p>
<p>As always, keep in mind that DataQuick reports recorded sales which not only includes activity in new developments, but contracts that were signed (&#8220;sold&#8221;) many months or even years prior and are just now closing escrow (or being recorded).</p>
