The Selling Process

    Property Walk Through

    During our first meeting, I walk through your property with you at your convenience while discussing your goals, requirements and concerns. I also provide recommendations, such as staging and reconditioning, that will show your property in its best light.

    Comparative Market Analysis

    I will give you a comparative market analysis of your property and provide industry insight on the San Francisco real estate market. We will then determine list price and sales strategy based on your goals, timeline and budget.

    I provide the framework for disclosure paperwork.  We sit down together and I walk you though the necessary disclosures and provide appropriate deadlines for completion.

    Estimate of Work

    We determine what items that need to be upgraded and/or reconditioned. I will also share with you my comprehensive list of contractors and vendors that specialize in high rise condo reconditioning. I will meet with the vendors that you’ve selected at your property and will provide the estimates cost of work for you.

    HOA Docs

    I will meet with the HOA to acquire documents and regulation paperwork.

    Condo Reconditioning

    Once you have approved vendors, I will schedule out the work and oversee contractors and staging while work is in progress.

    Property Marketing

    When the work is complete, I oversee professional photography of your property and floor plan design. I also develop the property website and enter your property onto the Multiple Listing Service (MLS) and Top Agent Network (TAN).

    Printed Marketing Material

    I provide professionally designed property brochures to give to potential buyers. I also have a oversized property postcard professionally designed, with your property information, printed and delivered to all condo development buildings in San Francisco.

    Open Houses and Showings

    I show your home during the usual open house times every Saturday and Sunday. I also hold twilight open houses during the week and show your property by appointment if requested by an agent.

    Set Offer Date

    Once an offer deadline is set, I will notify you of all offers as they arrive. We will review all offers once the deadline is passed and the negotiation process to help you achieve the highest possible price with the best terms.
