The Selling Process

Our marketing plan for selling urban homes is proactive, aggressive, and above all, results-driven. We’re here to make home buyers fall in love with your condo and it all starts with that first impression. We capture the uniqueness of your property and showcase it in all of its glory in the form of print, digital, social media and through our extensive international marketing channels. We provide a comprehensive marketing strategy that can be personalized to meet your goals and needs.

1. PROPERTY WALK THROUGH

During our first meeting, we walk through your property together at your convenience while discussing your goals, requirements and concerns. I also provide recommendations, such as staging and reconditioning ideas, that will bring higher value to your property.


2. COMPARATIVE MARKETING ANALYSIS

I will give you a comparative market analysis of your property and provide industry insight on the San Francisco real estate market. We will then determine list price and sales strategy based on your goals, timeline and budget.


3. DETERMINE FAIR MARKET VALUE

I will price your home according to current market conditions, which also accounts for the reconditioning recommendations of your home. I will also calculate into your value property highlights such as views, location, etc. We will then further discuss how we can reach a price you want for your home, based on selling strategy.


4. MARKETING SCHEDULE

Once a fair market value has been determined, I will create a marketing schedule that draws in the initial wave of buyers to generate interest. This schedule will include open houses and evening showings, important deadlines and an offer date.


5. ESTIMATE OF WORK

After we have determine the areas that need to be reconditioned and/or upgraded, I will provide you with my list of preferred contractors and vendors that specialize in highrise condo reconditioning. You can continue on with your regular schedule while I meet with the contractors that you’ve selected at your property for their estimate. I will review the numbers and provide you the cost of work the turnaround times.


6. CONDO RECONDITIONING

Once you have approved vendors, I will schedule out the work and oversee contractors and the timeline while work is in progress.


7. DISCLOSURES

My transaction coordinator will prepare all disclosure documents as required for condo residences. We sit down together and I will walk you though the paperwork and provide appropriate deadlines for completion.


8. CONDO HOA DOCUMENTS AND PROPERTY MANAGEMENT LIAISON

I will meet with the HOA to acquire the required documents and regulation paperwork. I will also work with the property management company to manage logistics such as the booking of the loading dock, arrange showing schedule, etc.


 9. OPEN ESCROW WITH TITLE COMPANY

I will open escrow with my preferred escrow officer who specializes in San Francisco highrise condo residence deals. I will manage the ordering of the necessary documents to get the escrow process started.


10. STAGING SERVICES

Based on your budget and preference, we will select a full-service staging company that will take care of furnishing the entire property. My professional selection of stagers will make your home appealing to your target audience.


11. WORLDWIDE MARKETING

I oversee professional photography and drone video production of your property, its unique features and the condo building’s common areas. My team will load these creative assets onto the Multiple Listing Service and the Pacific Union database, which will display your property onto multiple local, national and international real estate websites. We also mail directly to 4,000 buyers, owners and renters in South Beach.


12. OPEN HOUSES AND SHOWINGS

I show your home during open house times every Saturday and Sunday. I also hold twilight open houses during the week and show your property by appointment if requested by an agent.


13. SET OFFER DATE

Once an offer deadline is set, I will notify you of all offers as they arrive. We will review all offers together once the deadline is passed and discuss the negotiation strategy to get you the best terms and the highest possible price.


14. NEGOTIATION

As your Realtor, I will negotiate assertively on your behalf. To get you the highest possible price and the best terms for your investment, I use a combination of counter offer strategy and market knowledge. I will also keep everyone updated and informed throughout escrow for a timely close of escrow.


15. CLOSE ESCROW

I will work closely with my transaction coordinator and escrow officer to ensure all disclosures and pertinent documents are signed. I also oversee the lending process, if necessary, from appraiser walk through to loan contingency removal. I will schedule the final walk-through with the buyer’s agent and answer to any last minute closing queries if they arise. I attend every signing and keep you well informed until all monies and titles have been transferred to the appropriate parties.
